To install new service please also call (855) 707-7328. First prompt: I don’t have an account. Second prompt: New Service. Your service area zip code is: 14706. Once a customer representative is on the line, you will be asking to purchase Internet service and to lease the router/modem. The monthly cost including taxes and lease should be approximately $90.
TROUBLE SHOOTING SERVICE: If you need to reboot your modem, unplug the power cable from the back of the modem (and the router if you have one). After waiting 30 seconds, reconnect the power to the router first and then the modem.

Trash Removal
Please place the trash container tote near the sidewalk every Thursday night for collection on Friday morning. If your trash is not picked up by Friday morning, please call 1-716-372-6905. When calling, please mention our Account # 60-28575, under the ownership of Thomas Dettore. We appreciate your cooperation.
For those tenants who chose not to pay the additional $250 non-refundable security deposit for bi-weekly cleaning and private trash removal, for the academic year, you may purchase garbage stickers at the 7-11 convenient store.
Cleaning Service
For those with a bi-weekly cleaning service, keeping your granite countertops and hardwood floors clear of debris on cleaning days is crucial. For a variety of reasons, we need to coordinate a cleaning day and time when students are not home.
Furniture
Our properties come completely furnished. Tenants are not allowed to bring additional furniture (except desks) without BSPM consent. Every apartment is furnished with a living room set, stools for kitchen Island or dining room table and chairs. Each bedroom comes equipped with a mattress (vast majority are full-size) box spring, frame, or loft and a bedroom dresser. BSPM has high standards and is proud of our furniture’s quality. We are routinely adding new furniture to help ensure our tenants comfort. However, because we traditionally return more security deposit money than the actual cost of year end repairs, cleaning and painting all furniture is in “as is” condition. This helps to ensure larger year end security deposit returns for our tenants without nuisance deductions.
Management
For assistance, please reach out to your property management Intern. That Intern will create a Task request in our Buildium property mgt. system and follow up until the task is completed. Tenants can view task progress on their Buildium Resident Center App.
Rental Payments
Please note the due dates for rent payments are August 1st for the fall semester and January 1st for the spring semester. All payments should be made through your BUILDIUM RESIDENT CENTER APP.
Repairs
Please ask you Student Intern to create a service request on our Buildium Resident Center app. Your Intern will monitor and provide feedback until the task is completed. Thank You
Dishwashers
The high calcium content in Allegany’s hard water can leave a film on dishes. The use of Cascade All-in-1 pacs can help prevent this.
Locksmith “Key Replacement”
Contact Austin Locksmith at 1619 W. State Street, Olean, for key-related services. They charge $2.25 per key.
Security Deposits
Bona Student Property Mgt. (Not your landlord) collects, holds in escrow, and returns security deposit money. This approach avoids conflicts of interests between tenants and landlords. BSPM constantly balances returning as much security as possible while maintaining landlord properties for the next group of tenants.
Each tenant is required to pay a security deposit of $400. The vast majority of tenants make an additional $250 payment ($650 total). The $250 non-refundable payment secures bi-weekly cleaning and private trash removal during the academic year.
The $400 refundable security deposit is returned 14 days from the end of the last semester of occupancy, except for the actual costs of damages and year end cleaning. To avoid a year end cleaning charge, the properties must be left in the same condition as arrival. We are convinced the bi-weekly cleanings and private trash removal option is the reason 80% of our tenants receive 75% or more of their refundable security.
Additionally, we are happy to provide a reference letter for graduating seniors who have demonstrated exceptional responsibility throughout their stay.
Wall coverings and Painting
Painting of walls by tenants is prohibited. BSPM is constantly requiring it’s landlords to maintain their properties. We will review tenant requests for painters to come and re-paint walls.
If tenants feel the need to hang wall coverings, please only use Push Pin Tacks. All other methods will jeopardize a portion of a tenants security deposit.
No outdoor pools or mini-refrigerators
Due to safety and landlord liability reasons no outdoor pools are allowed. Mini fridges are also not allowed since each property is equipped with a full size refrigerator and additional refrigerators could overload electrical breaker systems. One air conditioner per apartment is permitted.

Availability
Each property page provides the dates of vacancies. If you are looking to reserve or confirm student housing, please make a printout of one lease agreement for every apartment of interest. Communicating with Tom Dettore is required before handing over the completed agreement and making the security deposit payment.

The property at 12 East Main has a selection of queen and single beds. BSPM has most of the furniture newly purchased in 2010 and is routinely updated for your comfort.

Please ensure that your security deposit checks are written payable to either Stacks Inc. or Bona Student Housing, depending on the property (Checks for Train properties should be made out to Bona while checks for all other properties should be made out to Stacks, Inc.).
$400 from this security deposit will be refunded to you 14 days from the end of the last semester of occupancy, except for the actual costs of damages, final cleaning, and trash removal in excess of the deposit.
Additionally, we are happy to provide a reference letter for graduating seniors who have demonstrated exceptional responsibility throughout their stay. This reference will come directly from Thomas J. Dettore CFP, the Managing Partner of the Financial Planning Advisory Group and the President of both Stacks, Inc. and Bona Student Housing, Inc.
Utilities
If the responsibility of managing gas and electric service falls on the tenants, one student must get in touch with National Grid to initiate a new electric service. Another student should contact NYSEG to transfer the gas service.
We recommend that the students assigned these tasks contact National Grid and NYSEG one week before the move-in date. Please note that prompt payment of utility bills can positively influence an individual’s credit score.

No Space Heaters or Mini-Refrigerators Allowed
Due to safety and electrical considerations, certain appliances are not allowed. However, we do allow the installation of one air conditioning unit per apartment.
